Can I make changes on the plan?

Most certainly! This is what makes your home uniquely yours. Some homebuilders who claim to be "custom builders" are actually just plan shifters. They can easily change their plans to accommodate adding or removing closets, doors, windows or perhaps change a bedroom into a gameroom or study. Have you ever asked a homebuilder if they could add five feet to the entire back of the house? How about bringing them your own plans? Chances are they were unable to accommodate those changes. The truth is, many "custom" builders will not deviate too far from the floorplans they offer homebuyers. Changes to the foundation or elevation intimidate them; and unfortunately many homebuyers today compromise their ideas and desires in a new home for one the builder is comfortable building.

At Sierra Classic Homes, you define the custom elements of your home. That is, our homes are specially built the way you want them built. We offer homebuyers the advantage of building them a true custom home.

How do you define "square footage"?

We define the square footage to mean living area - heated and cooled space - NOT garages and porches. Many builders include the garage and porch aras in the total square footage to make the price per square foot appear smaller.

What are your standard features?

This is a list specifying certain procedures and materials the builder will use to build your home. Ask detailed questions and get a list of everything going into your home. This list should be signed and made part of your contract.

What is a one-time single close loan?

It combines the construction and permanent loan into one loan. There is only one application and one set of closing fees.

Sierra Classic Homes offers you the flexibility of choosing your own lender. This benefits the homebuyer by allowing you to select a lender that best suits your needs - not the homebuilder's needs. If you prefer, we can provide you with a list of mortgage companies we have used many times in the past with great success.

After I sign the contract, will there be someone readily available to answer my questions?

Our sales staff is available 7 days a week to answer any and all questions. Our lines of communication are always open and all questions or concerns are handled with great care. Our Sales Offices/Model Homes will be open 7 days a week for our customers' convenience and peace of mind.

Do you provide assistance with permits or subdivision to property owner's association for plan approval?

We offer a full-service building program that is convenient and cost effective for the homebuyer. This may include lot evaluations and preparations, ACC/POA approval assistance, acquiring all applicable permits, architectural design service, Sierra's Custom Design Center and mortgage service referrals. Choose your plan, choose your options and leave the building to us. Our construction team handles every detail of building your new home so you don't have to.

Do you carry general liability insurance?

For your protection, Sierra Classic Homes carries General Liability Insurance. Don't be afraid to ask to see a current copy of your builder's certificate of insurance.

Do you provide a warranty?

Your new home is a large and important investment and your assurance that this investment is well protected is equally important. Sierra Classic Homes provides the homeowner with a 1 year Builder Warranty for the firs tyear of occupancy. Our personal service and high standards continue after you move into your new home. You will be encouraged to notify us if you have any items that need attention during the warranty period. We also provide you with a HOME/RWC 10 year warranty for your protection and peace of mind.
